2. Booking Service Description

The website offers an online booking service that allows the user to submit a booking request for available stays at the property. The process consists of the following steps:

 1.   The user fills out the online booking form, indicating name, surname, email address, phone number, stay dates, and requested accommodation type.

2.   The request is received by the property staff, who will verify availability and contact the user via email or phone to agree on the stay details.

3.   The booking is considered confirmed only following written communication (email) from the property staff.

4.   During confirmation, the property will communicate payment methods (to be made on-site) and any specific conditions of the stay.

 The website does not have an online payment system. No charges are made through the website. Payments occur exclusively at the property, according to the methods agreed upon with the staff.

3. Check-in: Online and On-Site

3.1 Online Check-in (Optional)

Upon receiving the booking confirmation, the user has the option to complete online check-in through a dedicated procedure. Online check-in consists of the advance communication of identification data required by Italian regulations (Art. 109 of T.U.L.P.S.) for transmission to the Police Headquarters.

 Online check-in is optional and provides an additional convenience for the guest, which can expedite arrival procedures.

3.2 Physical Check-in at the Property (Mandatory Alternative)

The guest who does not complete online check-in must provide their identification documents to the reception staff upon arrival, before accessing the assigned room. This requirement is mandated by Italian law and is non-negotiable.

3.3 Legal Obligation — Alloggiati Web

Pursuant to Art. 109 of the Consolidated Text of Public Security Laws (R.D. No. 773/1931) and Ministerial Decree of January 7, 2013, the property is obligated to electronically communicate the details of all guests to the competent local Police Headquarters via the State Police's Alloggiati Web portal, within 24 hours of arrival (or immediately for stays under 24 hours).

 Failure to complete check-in (in either method) and refusal to provide a valid identification document prevent the property from providing the accommodation service, as required by current regulations.

4. User Obligations

The user using the website and booking service agrees to:

•      Provide truthful, accurate, and updated information during booking and check-in

•      Promptly communicate any changes or cancellations to the property

•      Arrive at the property with a valid identification document

•      Respect the property's internal regulations, communicated at check-in

5. Cancellation and Modification Policy

Specific conditions for cancellation, modification, and penalties are communicated by the staff at the time of booking confirmation and vary based on the rate type and stay period.

 The cancellation conditions are an integral part of the contractual agreement and are detailed in the booking confirmation communication. It is recommended to carefully read this communication before confirming the agreement.

 In the absence of specific instructions, the following standard conditions apply:

•      Free cancellation up to 5 days before arrival

•      Late cancellation or no-show: retention of [amount or percentage] of the first night or the total stay

6. Limitation of Liability

The property is not responsible for:

•      Errors or omissions in the information provided by the user during booking

•      Inability to receive communications due to malfunctions of the user's email service

•      Technical issues with the website beyond the manager's control (network interruptions, cyber attacks, force majeure)

 Information on the website (availability, rates, services) may be subject to change. The property is committed to keeping the website updated but does not guarantee the real-time accuracy of all information.

7. Intellectual Property

All content on the website (texts, images, logos, graphics, code) is the property of the property or respective rights holders and is protected by copyright laws. Unauthorized reproduction, distribution, or use of any website content is prohibited.

8. Applicable Law and Competent Court
